FSBO - Appraisals are valuable tools for families selling without an agent.

An increasing number of homeowners are making the decision to sell their homes FSBO (For Sale By Owner) and foregoing the help of a real estate agent.  But to do it right, quickly and to get the most you can, what you need is a skilled appraiser.  It can be very difficult to get objective opinions, we're human too, we understand its difficult to be objective about your own home because of your emotional attachment to it.  We will explain to you what you need to know, not just what you want to hear.

In addition to helping you set a sensible selling price so your home will attract buyers, a professional appraisal can:

  • Give you an advantage while bargaining once you have a potential buyer.
  • Impress buyers with written proof of the interior and exterior condition of your home.
  • Alert you of issues and get rid of any overlooked repairs hassles that might hold-up a closing.
  • Decrease the possibility of unidentified problems that cause sales to go up in smoke.

Homeowners are sometimes surprised when they find out the value of their home is more than they originally believed.  So, spending a little on an appraisal allowed them to get thousands more than they could have gotten originally.  Others have an exaggerated opinion when they put a value on their home, by getting an appraisal it helped them to realistically price their home allowing them to quickly sell it rather than gathering dust on the market for months.  An overpriced home rarely attracts buyers, which means no offers and no closing, which can waste your valuable time and drain your resources while getting nothing done.
